The weekly rate varies from £500 GBP (low season) to £850 GBP (high season) depending on number of bedrooms you require, so please check the price when booking. The minimum stay for a short break is 2 nights.

Smoking: We do not expect smoking inside this property.
Families and Children: This property is suitable for children under normal supervision. A high chair, cot and rubber undersheets are available at a small extra charge, please indicate on the booking form if you require these items. Only bottoms sheets are available for cots and only children under the age of 24 months should occupy a cot.
Wireless Broadband: Available in the Cottage although technical support is not available relating to your computer. We cannot be held responsible for any viruses or corruption incurred as a result of using this service.
Linen: The cost of linen is included in the rental price. This will include pillows, sheets, duvets, a bath and hand towel. Bathmats and tea towels are also provided. Towels should not be used for swimming or beach use. An extra charge is required for the bedding for the sofa bed please indicate on the booking form if you require the use of the sofa bed.
Deposit: A booking becomes firm when a deposit is paid. The deposit will be returned if the cottage is left in a the same condition as you found it.
VAT: The holiday price includes VAT at the current rate.
Final Payment: The full value of the total cost is payable not later than six weeks before the holiday begins. If the full balance is not paid on time the owners reserve the right to cancel the booking in which case the deposit will be forfeited. Should the booking be made less than six weeks before the holiday begins, the full amount will be payable at the time of the booking.
Cancellation: Should you need to cancel the holiday for any reason, your deposit will be retained. If you cancel your holiday less than 10 weeks prior to your holiday start your deposit will be retained.
Loss of Property: The owners cannot be held responsible for loss or damage to any belongings or for injury sustained by the guest or members of their party during their stay at the cottage except to the extent that the injury or loss or damage to any belongings is caused as a result of any act, omission or breach of common law duty or care under the Occupiers Liability Act 1957 by the owner where such exclusion or limitation of liability is otherwise prohibited by law.
Right to Refuse: The owners reserve the right to refuse any booking and, in exceptional circumstances, to cancel, modify or alter arrangements made for the Guest. If a booking has to be cancelled, modified or altered in any way by the owner, the owner will return the monies paid but will not be liable for any direct, indirect, consequential or other loss caused by cancellation. These terms also apply once a holiday is started but the owners will make every effort to notify the guest prior to commencements of the holiday. Exceptional circumstances include but is not restricted to any circumstances outside the owner’s control including with limitation, any act of God, government act, war, failure of telephone or electricity services, fire, flood, exploration, civil commotion or industrial dispute or any third party, disease or epidemic.
Accommodation Limitations: Accommodation is limited to the number of people for whom the booking is made and the maximum number must not exceed the amount stated.
Guest Obligations: The guest undertakes to keep the premises and all the furniture, fixtures and effects in the state of repair and condition as at the commencement of the booking period (reasonable wear and tear excepted) and shall pay the owner the value of any part of the premises, furniture, fixtures, fittings and effects so destroyed or damaged as to be incapable of being restored to its previous condition. Breakages and damage must be reported as soon as possible.
Cleanliness: The Guest and members of its party are asked to leave the cottage clean and tidy. The owners reserve the right to make a charge for extra cleaning if the cottage is not left in a satisfactory condition.
Occupation: The cottage is designed for family occupation, not for use of youth groups or other groups or student parties. Sleeping tents or motor vehicles are not permitted. The owners reserve the right to ask the Guest and their party to vacate the cottage at once without compensation if it is found to be misused. The owners also reserve the right to enter the cottage at any reasonable time for any reasonable cause.
Complaints: Every care is taken to ensure that the cottage is presented to guests to a high standard. Should you find on your arrival that there is a problem or cause to complain, please let the owner know immediately. The owners will not make any refund in respect of complaints made after the guest’s departure if the guest did not make the problem or complaint known to the owner during their stay.
Please park your car in the drive in front of the white garage doors (leaving space for us to open the doors if required). There is an automatic sensor light in the dark. Make your way to the main glass doors which takes you into the house up a small step. The lights to the room are next to the dresser on your right hand side. You will come into the dining area, there is a cupboard off this area to hang coats etc and this is where the hoover and mop etc is kept.
Into the sitting room there are two two-seater sofa, the natural coloured one is a sofa bed. There is an arm chair, coffee table and other side tables. In the centre of this room there is a fireplace with a gas coal-effect log fire. There are overhead recess lights in all rooms together with side lights in the sitting room. There is also a standard lamp. This room has the TV, DVD player and CD player. Through the sitting room there is a bathroom and then the twin bedroom on the ground floor.
There are two fitted cupboards in this bedroom together with bedside tables, a chair, chest of drawers, book case and bed side lamps. Back through the sitting room and dining area where there is a table which seats eight and a dresser. Up a small step into the separate kitchen which is well equipped. There is a hob and cooker fitted cupboards and sink together with a dishwasher, washing machine, microwave and fridge/freezer. There are place settings for up to eight people, for a full inventory see the separate sheet.
Back through the kitchen up the small step there is a door which opens outwards to go upstairs. This leads to a spacious double bedroom which has a fitted cupboard, chest of drawers, two bedside tables, a chest and a sofa and chair. There are two bed side tables. There is a long mirror and a hair dryer in the main chest of drawers. Off this room is the shower room with walk in shower with a glass door, mirror and under sink storage. The next cupboard is the airing cupboard. There is also a under cupboard for suitcase storage etc. All the rooms are carpeted, the dining area has a wooden floor and the kitchen and bathrooms have heated tiled floors.
Outside there is a paved patio area with a BBQ and table and chairs. There are two deck chairs in the cupboard under the stairs. At the back of the cottage there is a rotary washing line together with clothes pegs.
